INDUSTRIAL: Eurosul Fornecedora De Navios has purchased a 6,300-square-foot building at 6400 Bourgeois from Robco Cutten. Robert McGee and Mike Spears of the National Realty Group represented the seller.

CHURCH: SWE Homes has purchased a 19,000-square-foot building at 10530 Hartsook. Jason Keischnick of Zann Commercial Brokerage handled the transaction.

LAND: Ziya C-Store has purchased 0.9 acre at Cutten and Bourgeois Road in the Cutten Business Park. Robert McGee and Mike Spears of the National Realty Group represented the seller, Cutten Commerce Park. Staloch Realty Services represented the buyer.

LAND: Iberia Bank has purchased 1.1 acres on Sweetwater Plaza Drive from Planned Community Developers. Mark Raines, Matt Keener and Russell Janicek of CB Richard Ellis represented the buyer.

LAND: DT Hardy Development has purchased 10.7 acres at the northeast corner of FM 529 and Jackrabbit Road for an industrial/warehousing complex. Mark Wimberly and Patrick Wimberly of Houston Commercial Development represented the seller, Big Eastex #1 Ltd.

LAND: SMJJCO has purchased 32,670 square feet of land at 26202 U.S. 290 from Clayton Lee Kitzmann. Randy Connell of Coldwell Banker Commercial United, Realtors, represented the seller.

RETAIL: Stanley Security Solutions has leased 4,113 square feet retail space at 9930 Katy Freeway. Matt Keener, Russell Janicek and Mark Raines of CB Richard Ellis represented the tenant.

HINES: Houston-based Hines announced a joint venture with New York State Common Retirement Fund to invest in more than $1 billion of office and medical office projects in the United States. The venture, called Hines Corporate Properties II, capitalized with $500 million of equity, will develop, acquire, own and manage buildings primarily occupied by single-tenant users. The venture will follow a similar strategy as the Hines Corporate Properties I, which was executed from 1997 to 2004 by the same partners. HCP I developed six built-to-suit office projects and acquired three single- tenant buildings resulting in a portfolio of approximately 3 million square feet.

LA CENTERRA AT CINCO RANCH: Houston-based developer Vista Equities Group and Denver-based Amstar plan to begin work on a second phase to its La Centerra at Cinco Ranch mixed-use project in Katy. Plans call for adding 36,000 square feet of retail space and an amphitheater for public events by next spring. Donna Keith of Vista Equities Group handled the following retail leases: Another Round, 1,880 square feet for a wine bar; and Flip Flop Shops, 1,225 square feet for a flip-flops and sandals store. Louann Pereira of CB Richard Ellis negotiated the following office leases: Amerejuve Med Spa, 1,900 square feet; Retina Consultants of Houston, 3,240 square feet; and Eventsia Group, 830 square feet for a relocation.
